6th of October is not one area — it is a full city where every district has a completely different character, price curve and audience. Saying “I will buy in October” without knowing where in October means comparing apples to oranges. This guide decodes the map, district by district.
1. The old city — the numbered districts
October’s original heart: the numbered residential districts and the Motamayez district around the central spine. It is the oldest and most service-complete part — schools and universities, hospitals, Mall of Arabia and Juhayna Square. Its fabric is apartment blocks, and its prices reflect maturity: ready services in exchange for higher density and older building stock.
2. The industrial and logistics zones
West and north sit the industrial zones the city was originally built around, plus storage and logistics. Not family-living areas — but they explain why October is a working city rather than a dormitory: it holds real jobs inside it.
3. The south — Green October (the Green Belt)
South of the old city, along the Dahshur link road, begins Green October — the new name of the Green Belt district: October’s newest villa territory, divided into numbered basins with planning that enforces low construction ratios and wide green areas — which is why its projects are villas, not blocks.
On the map: 7 minutes from the Dahshur link (New Zayed’s gate), 12 minutes from Mall of Arabia and Juhayna Square — the calm of the city’s edge while staying next to its core services. 4. October Gardens — the south-eastern neighbour
An administratively separate city south-east of October, dominated by social and middle-income housing at scale. Lower prices, and a completely different urban character from the villa districts — do not confuse it with October’s own south.
5. New Zayed — the north-western neighbour
Not part of October administratively, but on the map it is Green October’s direct neighbour across the Dahshur link — which is why October’s south benefits from all of New Zayed’s growth. We compared the two districts fully here.
The axes that tie the map together
- 26th of July Corridor: October’s historic artery — from Sheikh Zayed into the city’s heart.
- The Middle Ring (Al-Wasti): serves the city’s south and Green October directly, connecting to the Ring Road.
- The Dahshur link: the connector between New Zayed and Green October — the most important axis for anyone living in October’s south.
- The Regional Ring Road: wraps the whole west, linking October to the New Capital and new cities without entering Cairo.
So where should you buy?
Depends what you want: ready services and higher density — the old city. A villa in low-density green planning still early on its price curve — Green October. And the question that matters more than “where” is “which developer” — the questions to ask before buying are here.
