When someone says “I live in October”, the sentence alone says little — the gap between one district and another can be the gap between two cities. This guide separates the district types practically, so you know what you are comparing.
The 6th of October districts map — the official strategic plan

This map shows the full picture: the residential districts and Motamayez at the city core around the spine (the coloured blocks), the industrial zone to the west (purple), the eastern expansions and Dreamland to the east, the Smart Village and Abu Rawash zone at the northern gateway on the Cairo–Alexandria desert road, and Pyramids Gardens on the eastern edge. The “south of the districts” area at the bottom is where the city’s southern back begins, towards Green October (the Green Belt).

1. The numbered districts — the backbone
The numbered residential districts form old October’s heart around the central spine. Their strengths: genuinely complete services (schools, hospitals, markets) and proximity to Mall of Arabia, Juhayna Square and the universities. Their fabric is predominantly apartment blocks, with prices varying district by district with services, spine proximity and building age.
2. Motamayez district — the name everyone asks about
One of the old city’s best-known districts and a family favourite for its central location and services. Like the rest of the old city: you buy maturity and ready services, in exchange for higher density and older building stock than the new areas.
3. The new south — Green October
South of the old city begins a fundamentally different territory: Green October (the Green Belt) — not a “district” in the old sense, but an extension zone divided into numbered basins with planning that enforces low construction ratios — which is why its projects are villas and townhouses, not blocks. The core difference: in the old city you buy ready services; here you buy space, privacy, and a price per metre still early on its curve.
How to compare: 4 criteria instead of names
- Apartment or villa? The first filter: apartments live in the numbered districts and Motamayez; villas live in Green October and around it.
- Today’s services or tomorrow’s value? The old city’s services are complete and priced in; the new areas cost less with a longer growth curve.
- Density: ask about the construction ratio — in our Green October projects it is 15% buildings only, a number impossible in the old districts.
- The developer (if a compound): in the old districts you mostly buy resale; in the new ones you buy from a developer — and there, the delivery record is everything. Sakan Group for Real Estate Development has delivered two complete projects in Green October you can visit yourself.
