If you are an Egyptian living in Saudi Arabia, Kuwait or the UAE and thinking of buying a villa back home, you are probably asking the same three questions: how do I view it remotely, how do I verify the project is real, and what can be done from abroad versus in person? This guide answers them in order.
Step 1: Choose the district before the unit
From abroad, the easiest mistake is being pulled by a unit ad before understanding its district. Start with the area: read where Green October is and why everyone is talking about it and the 6th of October districts guide, then drill down to projects.
Step 2: Remote viewing — real under two conditions
Video-call viewings are normal now, but keep them inspections, not shows: ask for a live walk from the project ground itself (not a pre-recorded clip), and ask to see executed units, not just the mock-up. Then add your strongest card: a family member in Egypt visiting on your behalf carrying the site-visit checklist item by item.
Step 3: Verify the developer like you verify the unit
From abroad, the delivery track record is your safety valve: a developer with genuinely delivered projects someone can walk today beats promises on renders. And ask plainly about documents — the ministerial decree and building permit; serious developers obtain them before selling. Full detail in the seven villa-buying mistakes.
Step 4: Contracting — a power of attorney saves you a flight
If you cannot fly in to sign, the usual route is an official power of attorney to someone you trust, issued at the Egyptian consulate in your country of residence. Ask the consulate about required documents, and scope the PoA specifically to contracting on the property. If the project is at pre-launch or EOI stage, first understand what pre-launch means and your rights in it — the EOI stage itself happens remotely as a matter of course.
Step 5: Money through official channels only
Transfer through banks and official channels in your own name, and keep every transfer receipt tied to the contract number — it documents each payment’s source and protects your contractual rights. Get the full payment schedule as a PDF before the first transfer.
What genuinely deserves a trip?
If you will fly in only once, make it before contracting, not after: one day walking the project and a delivered project by the same developer is more honest than any number of calls. Many expats pair it with the summer or Eid holidays — everything else runs remotely.
