The site visit is the moment renders and promises turn into reality in front of you — or don’t. The problem: most people go without a plan, look around, and come back just as undecided. This is the list we recommend to our visitors — and it works for any project by any developer.
Before you go
- Ask to visit a delivered project by the developer, not only the one on sale. Everyone’s renders look good; the delivered project is what tells the difference. (Moon Hills 1 and 2 are delivered in the Green Belt — open to visit.)
- Schedule the visit in the afternoon — peak hours reveal real traffic and services in operation.
On site — 12 points
- The road from the main axis to the gate: time it yourself, not from the ad. (The Green Belt is minutes from the Central Axis, Boulevard and the Middle Ring Road — test it.)
- Gate and security: is there a real access system? Separate entry and exit gates?
- Street, lighting and landscape condition in the delivered project — the clearest evidence of maintenance.
- Residents: if the project is delivered, talk to one. One question: “If you could go back, would you buy here again?”
- Construction ratio in reality: do you actually see open space, or are villas packed together? Compare with the written number (Moon Hills: 15%).
- The view from the unit itself: go up to the first floor and look out — gardens, or the neighbour’s wall?
- Finishing in a real unit (not the show unit): floors, doors, leaks, bathrooms.
- Clear floor height: sit in the living room — the ceiling height changes ventilation and furnishing. (Moon Hills 6: 3 m clear height per floor.)
- Services: are the clubhouse, mosque and pool licensed and there — or “coming soon”?
- Utilities: water, electricity, gas and drainage — permanent or temporary?
- The neighbour outside: what surrounds the compound? Empty land that may become apartment blocks, or villa compounds like it?
- Documents: ask to see the licences and the ministerial decree — a serious developer shows them without hesitation.
After the visit
