What Is a Standalone Villa? Meaning, Sizes, and Standalone vs Twin House vs Townhouse (2026)

A standalone villa (also “detached” or “independent” villa) is a house built on its own plot, separated from the neighbours on all four sides, with the garden wrapping all the way round. It is the top of the villa ladder after the townhouse and the twin house, and the most expensive for the same built-up area because its plot is larger and there is no shared wall. This guide explains the meaning, typical sizes, the differences from the other types, and the honest pros and cons.

What exactly does “standalone” mean?

“Standalone” means standing on its own. In real estate it describes a villa that is not attached to any other building: four facades, a private entrance and parking, and front, side and back gardens. It is also called a “detached villa” or, in Arabic listings, “فيلا مستقلة” — the same thing. It can be two or three floors plus a roof, sometimes with a basement.

Standalone vs twin house vs townhouse

Item Townhouse Twin house Standalone
Shared walls Two (two neighbours) One (the twin) None
Open sides 2 3 4
Garden Front and back Three sides All round
Plot size Smallest Medium Largest
Privacy Good High Highest
Price for the same built-up Lowest Middle Highest

What drives the price is not the building — it is land and privacy. A 290 m² standalone and a 260 m² twin can feel similar inside, but the standalone sits on a bigger plot with nobody attached.

How big is a standalone villa?

In the Egyptian market most detached villas are 280–400 m² built-up on 300–600 m² plots. In our Green Belt projects: Moon Hills 4 standalone 288 and 320 m², Moon Hills 5 standalone 297 m², and Moon Hills 6 standalone 297 m² — only 12 of the 66 villas.

Advantages of a standalone villa

  • Complete privacy: no attached neighbour, no sound through a wall.
  • Garden on every side: real outdoor space for children, seating and a private pool where the compound allows it.
  • Design freedom: four facades give light and ventilation from every direction and more flexibility inside.
  • Strongest resale: demand for detached villas in managed compounds stays the highest.

Disadvantages — honestly

  • Price: the most expensive in any project, and the land difference shows in the total more than the building difference.
  • Maintenance is on you: four facades and a large garden mean higher upkeep and landscaping costs than a townhouse or twin.
  • Heat and cold: a house open on four sides needs more insulation and cooling than one with shared walls.
  • Scarcity: in villa compounds standalones are the fewest (in Moon Hills 6: 12 of 66), so they sell out early.

Questions to ask before buying a standalone

  1. What is the exact plot area, and how wide is the garden on each side? (3 metres is not 8.)
  2. Does the facade face a main street or an internal one, and where is the sun?
  3. Is a private pool allowed, and under what conditions?
  4. Is the compound villas-only or mixed with buildings? (what a compound is)
  5. Has the developer delivered standalones before that you can visit lived in? (our track record in photos)

Frequently asked questions

What does standalone villa mean?

A standalone (detached) villa is a house on its own plot, separated from the neighbours on all four sides, with the garden wrapping all the way round. There is no shared wall at all.

What is the difference between a standalone and a twin house?

A twin house shares one wall with a twin neighbour and has three open sides; a standalone is detached on all four. That is why the standalone has a larger plot and costs more.

What is the difference between a standalone and a townhouse?

A townhouse shares two walls with two neighbours and comes in a row, with only front and back gardens; a standalone is completely detached with garden on every side. The townhouse is the cheapest way into villa living, the standalone the top of it.

How big is a standalone villa?

In Egypt usually 280–400 m² built-up on a 300–600 m² plot. In our projects: Moon Hills 4 standalone 288 and 320 m², Moon Hills 5 standalone 297 m², Moon Hills 6 standalone 297 m² (only 12 of the 66 villas).

Standalone, detached or independent villa?

All the same thing. “Standalone” and “detached” are the English terms; listings in Egypt use them interchangeably, along with the Arabic “فيلا مستقلة”.
