New to the property market? The jargon comes at you fast: townhouse, twin house, standalone, duplex, penthouse… This is your complete dictionary — plain definitions, a comparison table, and each type’s honest drawbacks, from a developer that actually builds these types.
What is a townhouse?
A townhouse is a villa attached on both sides — your home sits in a row of villas, with its own entrance and private garden, and neighbours on both sides. It is the most affordable villa type for the same area, which makes it the most common entry into villa living. In Moon Hills 4, townhouses are 224 m².
What is a twin house?
A twin house is two villas sharing a single wall — one neighbour on one side, open garden on the other. More privacy than a townhouse, lower price than a standalone: the smart middle ground. In Moon Hills, twins are 256 m².
What is a standalone villa?
A standalone is a fully detached villa — garden wrapping around all sides, no shared walls at all. Maximum privacy, highest price. In our projects, sizes start at 288 m² and reach 378 m².
Townhouse vs duplex
The common mix-up: a duplex is not a villa at all — it is a two-floor apartment inside a building, connected by an internal staircase, with no private garden or street entrance. A townhouse is a freestanding structure on its own land.
Penthouse vs townhouse
A penthouse is also an apartment, not a villa — the building’s top floor, usually with a private roof. Great views, but it is still part of a building with a lift and neighbours below you — a completely different experience from a house with a garden.
The full comparison table
| Type | What it is | Neighbours | Garden | Relative price |
|---|---|---|---|---|
| Townhouse | Villa in an attached row | Both sides | Private front/back | Lowest of the villas |
| Twin house | Two villas, one shared wall | One | Side + front | Middle |
| Standalone | Fully detached villa | None attached | All around | Highest |
| Duplex | Two-floor apartment | Above & below | None | Usually below townhouse |
| Penthouse | Top-floor apartment + roof | Below you | Roof, not garden | Varies |
Each type’s drawbacks — honestly
- Townhouse: neighbours on both sides and a smaller garden — if privacy is your top priority, you will feel it.
- Twin house: still one shared wall, and a noticeable price step up from a townhouse.
- Standalone: the price, plus maintaining a bigger garden — a real responsibility, not just a luxury.
No type is “best” in the absolute — there is a type that best fits your family and budget: see our guide to choosing villa size by family.
One last tip: the type is not the whole story
A townhouse in a villas-only compound with a 15% construction ratio can feel calmer than a standalone in a crowded project. Always ask about the construction ratio before the type itself — and you can see all three types side by side at Moon Hills.
