Many buyers compare compounds by price and location only — and forget the question that truly shapes daily life: is this compound villas-only, or villas and apartment buildings together? This article explains the difference plainly — from a developer that specialises in the first kind.
What does “villas-only” mean?
A compound where every unit is a villa (townhouse, twin house, standalone) — no apartment buildings or towers inside. The direct result: far fewer residents on the same land area. In the Moon Hills series, for example, the construction ratio is just 15% of the land — 85% is open space.
The difference in 6 points
- Density and crowding: one building with 20 apartments means 20 families, their cars and their guests on the same streets and services you share with your villa. In a villas-only compound, your street is quiet by nature.
- Privacy: a villa next to a building means upper-floor windows overlooking your garden. In a villas-only compound, heights are similar and sightlines are planned.
- Services: the clubhouse, pool and gym in a mixed compound are divided among many times more people. In Moon Hills 6, for example, the whole compound is 66 villas — the services are genuinely yours.
- Homogeneity: villa residents share a similar lifestyle and priorities (families, calm, gardens) — which shows in management and maintenance decisions.
- Resale value: scarce units hold value: a low-density villas-only compound in an area like the Green Belt is limited in supply by nature — and limited appreciates.
- Entry price: mixed can be cheaper to enter — understandable. But weigh what you pay against what you actually get in privacy and calm over 10 years of living.
When is a mixed compound a reasonable choice?
If your budget is an apartment rather than a villa, or you want a short-term rental investment in a busy district — mixed makes sense. But if your decision is a villa for you and your family, the fair comparison is between villas-only compounds — and ask for the construction ratio in writing (see the criteria for the best villa compound in October).
