What Is a Twin House? Meaning, Sizes, and Twin House vs Townhouse vs Standalone (2026)

A twin house is two “twin” villas built on one plot and attached on one side by a shared wall — each villa has its own entrance, its own garden and three open sides. It sits between the townhouse (two neighbours, two shared walls) and the standalone villa (detached on all sides), which is why it is one of the most sought-after types in villa compounds. This guide explains the meaning, typical sizes, the differences from the other types, and the honest pros and cons.

In a villa compound you find all three types side by side: townhouses in rows, twin houses in pairs, and detached standalones (Moon Hills 6 render)

What exactly does “twin house” mean?

A twin house is one building divided into two identical villas with a shared wall in the middle. From outside it reads as one large villa; inside, each half is a complete independent home: private entrance, parking, front, side and back garden, and two or three floors plus a roof. The only neighbour touching you is your twin, on one side only.

In Egypt the type is also written “twin villa” or “twinhouse” — all the same thing.

Townhouse vs twin house

  • Attached neighbours: a townhouse has two (one wall on each side, except the corner unit); a twin has one.
  • Open sides: a townhouse has two (front and back); a twin has three.
  • Garden: a townhouse has a relatively narrow front and back garden; a twin’s garden wraps around three sides.
  • Size: a twin is usually 15–30% larger than a townhouse in the same project (ours: townhouse 224 m² vs twin 256 m² in Moon Hills 4).
  • Price: a twin costs more than a townhouse and less than a standalone — the difference is land and privacy.
  • Noise and privacy: one shared wall instead of two means less disturbance and more views.

The townhouse itself is explained in full in What is a townhouse?.

Twin house vs standalone villa

A standalone villa is detached on all four sides: no shared wall at all, with garden all the way round. A twin gives you about three quarters of that feeling (three open sides) at a noticeably lower price, because the plot you pay for is smaller and you share one wall with your neighbour. If complete privacy is the priority and the budget is there, go standalone; if you want the closest thing to it with a real price difference, go twin.

The standalone itself in detail: What is a standalone villa?.

How big is a twin house?

In the Egyptian market most twin houses are 230–300 m² built-up, on roughly 250–350 m² of land per half. In our projects: Moon Hills 4 twin 256 m², and Moon Hills 6 twin 264 m² (only 10 of the 66 villas). Moon Hills 5 has no twin houses — townhouses and standalones only.

Advantages of a twin house

  • Privacy close to a detached villa with just one neighbour.
  • A mid-range price between townhouse and standalone — the best area-for-money for many buyers.
  • Garden on three sides and independent entrances.
  • Strong resale and rental demand because it suits a wide range of families.

Disadvantages — honestly

  • Your twin neighbour is fixed: a shared wall ties you to one neighbour for maintenance, noise and the external look.
  • Identical design: both halves must keep the same facade, so exterior changes are more limited than in a standalone.
  • The gap to a standalone shrinks in small projects: if the price difference is small, the standalone may be the better value.

Questions to ask before buying a twin house

  1. What is the land area per half, and on which side is the shared wall (east/west affects sun and heat)?
  2. How wide is the side garden really? (3 metres is not 7 metres.)
  3. Is the roof private to each half or shared?
  4. Is the compound villas-only or mixed? (what a compound is and the difference between the two)
  5. Has the developer delivered twin houses before that you can see lived in?

Frequently asked questions

What is a twin house?

A twin house is two “twin” villas built on one plot and attached on one side by a shared wall. Each villa has its own entrance and garden and three open sides.

What is the difference between a townhouse and a twin house?

A townhouse shares two walls with two neighbours (one on each side) and comes in a row; a twin house shares only one wall with one neighbour. That is why a twin is wider, more private and more expensive than a townhouse, and cheaper than a standalone.

What is the difference between a twin house and a standalone villa?

Is a twin house a good investment?

A twin combines a relatively reasonable price with privacy close to a detached villa, which makes it one of the most sought-after types for resale and rental in villa compounds. The final answer depends on the project, the developer and the location.
