- A “starting from” price that looks too attractive, clearly below the officially published one — usually a years-old figure, or bait to collect your phone number.
- A different location from the announced one (like pages placing Moon Hills in Sheikh Zayed — officially: the Green Belt of October).
- Unannounced payment promises such as “zero down payment” or unconfirmed long instalment terms.
- Wrong company facts — such as a different founding year (Sakan Group was founded in 2010).
- No direct developer contact details — the page only wants you to leave your number.
