Paid an EOI… Now What? How to Prepare for Unit Selection Day

If you have paid an Expression of Interest (EOI) in a new project, you hold the early-entry ticket. But the ticket alone does not win — selection day is what separates the buyer who leaves with the best villa in the project from the one who leaves with any villa. And the difference is not luck: it is preparation.

First: what is selection day?

On the official launch day, the developer calls EOI holders in priority order — and each picks their unit from what is still available. Whoever is ahead of you picks before you; whoever follows picks from what you left. In limited villa communities especially (say 60–70 villas), the “front row” goes fast — which is exactly where preparation pays.

A week before: settle these five things

  1. Your real budget and unit type: townhouse? twin? standalone? If you are still torn between two types on the day itself, you will hesitate and lose both. The three types explained here.
  2. Study the master plan like an exam: where are the clubhouse and amenities? The gates? Which streets are main spines and which are quiet internals? Which orientation catches the north breeze? A unit next to amenities is convenient but busier; a far one is calmer but a longer walk. There is no absolute best — there is a best for you.
  3. Make an A/B/C list: rank 5–6 units, not one. If your number comes up and the dream unit is gone, a ready list lets you decide in seconds instead of freezing in front of the board.
  4. Know the payment terms before the day: the down payment, the installment schedule, and any phase offers — questions to answer before selection day, not during it.
  5. Prepare documents and the reservation amount: ask the developer exactly what is required on the day (ID, reservation cheque/transfer) so paperwork never stands between you and a unit you chose.

On the day itself: three rules

  • Stick to your list. The room is exciting and time is tight — the list you wrote calmly is smarter than you are while excited.
  • Track what is actually sold. Shortly before your turn, check what has left your list so you adjust before you are called.
  • Think of the buyer after you. Even if you plan to live, not sell: the unit that resells easily (distinct position, in-demand size) is the same unit that holds its value.
