New October (2026) — The Complete Area Guide: Location, Compounds and Prices

“New October” is one of the most-asked-about area names in West Cairo real estate — and one of the most confused. This guide clears the picture, from a developer actually building there.

What is New October?

New October is the planned extension of 6th of October City — new districts drawn from scratch with wider roads, lower densities and newer utilities than the old city. Its most important part for villa buyers: the Green Belt, the strip dedicated to low-density compounds (explained fully in our Green Belt compounds guide).

Location and access

The area is tied into a strong road network: the Central Axis, 26th of July Axis, Boulevard Axis and the Middle Ring Road — minutes from Juhayna Square, Mall of Arabia and Mall of Egypt, with a direct route east via the ring road.

New October or old October?

  • The old city: mature services, universities and hospitals — but higher density, and mostly apartment stock.
  • New October: newer planning, lower density, and the home of villa compounds — with the old city’s established services just minutes away. You get the new masterplan and the existing city’s services: the best of both.

Living in New October: the real numbers

Villa prices in the area remain clearly gentler than comparable districts nearby. An official published reference: at Moon Hills 5 in the Green Belt — 238 m² townhouses from EGP 10.18M and 297 m² standalone villas from EGP 15.75M. There are near-delivery units at Moon Hills 4, and fully delivered compounds (Moon Hills 1–3) you can visit to judge finishing and maintenance yourself.
