First: where are October’s villas, exactly?
Not all of October is the same. The older districts are mostly apartment buildings; the real villa territory is New October and the “Green Belt” — the low-density planned strip that has become West Cairo’s villa-compound capital (see our Green Belt compounds guide).
Villa types and official prices (August 2026)
- Townhouse: the practical entry into villa living — at Moon Hills 5: 238 m² from EGP 10.18M (published in writing).
- Twin house: more privacy with a single shared wall — at Moon Hills 4: 256 m², near delivery.
- Standalone villa: the fully independent home — 288 m² at Moon Hills 4 and 297 m² at Moon Hills 5 from EGP 15.75M; up to 378 m² at the delivered Moon Hills 3.
Ready to move, or under construction?
The most important decision after budget. The rule: in a delivered project you see what you are buying; under construction you are buying a promise — so the promise is worth exactly the developer’s record. Moon Hills 1 and 2 are fully delivered with residents living there, Moon Hills 3 is fully sold with construction past 75%, and Moon Hills 4 is near delivery — meaning you can walk a finished project before reserving in the next one.
3 tips before you pay a pound

- Ask for the construction ratio: a villa squeezed between buildings is not a villa. In Moon Hills it is just 15%.
- Check delivery dates in the contract — including delay penalties.
